How quickly can I get an inspection?
Inspections are typically available within 1–3 days, subject to access, property availability and demand. Once the inspection is done, building, pest and PCI reports are usually delivered within 24 hours. ACT Sellers and compliance reports depend on Access Canberra processing the building file, and we keep you updated throughout.
Do you cover NSW as well as Canberra?
Yes. We service Canberra, the ACT, Queanbeyan and surrounding NSW regions. A travel supplement of $50–$100 may apply for areas including Yass, Murrumbateman, Bungendore, Gundaroo and Goulburn, confirmed before booking.
Do ACT Sellers Reports have to be paid upfront?
Not always. Deferred payment to settlement may be available for standard ACT Sellers Reports by prior arrangement. Some services remain payable at booking, including EER only and buyer inspections.
What is a PCI?
A Practical Completion Inspection is completed near handover of a new build to identify visible defects, incomplete items and workmanship issues before you accept the keys. It is an independent second opinion. We work for you, not the builder.
Do you do slab, frame or lockup inspections?
No. In the ACT, those construction stage inspections are performed by licensed certifiers appointed for compliance purposes. Clarity focuses on independent PCI and handover inspections and property condition reporting. We would rather do one thing properly than upsell stages we are not the best fit for.
